Establishment:
Bella Ragazza Establishment is a self-catering facility and does not offer additional services like meals, laundry, transportation, tours, event planning, babysitting, or conferences. However, upon request, we can provide guests with information for local providers who can offer these services.
Reservations:
Reservations at Bella Ragazza Establishment will only be confirmed after we have received the booking form and proof of payment. Once received, we will send a confirmation form with all relevant reservation details to the guest.
When making a reservation, the names and relationship of all individuals sharing the unit must be provided. Guests aged 12 and older will be considered adults.
Please note that the quote total will not be adjusted if there are fewer guests than originally specified.
In the event of a double booking, the decision on which guest will secure the accommodation will be at the sole discretion of the manager or owner of Bella Ragazza Establishment. The funds of the guest who does not secure the accommodation will be refunded in full.
Methods of Payment:
EFT is the preferred method of payment as it incurs no additional fees.
If a cash deposit is necessary, we recommend using an ATM to reduce costs. However, please note that a R50 bank fee will be added to your booking fee.
We do not accept cheques as a form of payment. If a cheque is received, the reservation will not be confirmed and the booking may be lost prior to clearance. No refund will be given for cheque payments.
On-site credit card payments (Visa and Mastercard only) are also accepted. Guests will need to provide the credit card used and identification upon arrival to prove ownership of the card used in the transaction.
Payment Terms/Policy
At Bella Ragazza Establishment, a 50% deposit and proof of payment is required within 12 hours of booking, even if the actual transfer will take longer. Bookings that are not confirmed within this time frame may incur an additional admin fee and any discounts or exceptions granted may be lost.
The balance can be paid via credit card upon arrival or via EFT 48 hours prior to arrival, except for peak season bookings which must be paid in full 30 days before arrival or the booking may be forfeited without refund.
Please note that our cancellation policy is as follows: 80% refund if canceled 72 hours prior to arrival, 50% refund if canceled 48 hours prior, no refund if canceled less than 48 hours prior. Please confirm this policy at the time of booking as it may change.
Full accommodation payment must be received before the cottage keys will be released. Guests will retain personal liability for the bill until the employer, agent, or person that made the reservation on their behalf has settled it.
In peak season, bookings cancelled less than 30 days prior to arrival will forfeit the full deposit amount. This also applies to non-arrival, late arrival, or early departure. The deposit is non-refundable, and we regret that no exceptions will be made, even for personal emergencies, infrastructural lapses, or Acts of God.
Cancellations:
The cancellation policy at Bella Ragazza Establishment is as follows:
If you cancel your reservation 72 hours or more before the scheduled arrival date, you will receive a refund of 80% of the total booking cost. If you cancel your reservation between 48 and 72 hours before the scheduled arrival date, you will receive a refund of 50% of the total booking cost. However, if you cancel your reservation less than 48 hours before the scheduled arrival date, you will not be eligible for a refund.
Please keep in mind that these policies are subject to change, so we recommend that you confirm the cancellation policy at the time of booking.
Unfortunately, we are unable to judge the reasons for change, cancellation or non-arrival of guests, therefore we kindly remind you that a booking made with Bella Ragazza Establishment, either verbal or written forms a legally binding contract and as a result we recommend you take out appropriate holiday insurance.
Rates:
Please note that rates are subject to change without notice. Quotations provided are valid for 24 hours, unless otherwise specified, and subject to availability at the time of acceptance.
Rates are per person and the number of guests allowed per cottage is limited as specified per cottage. Special rates may be provided for large groups at the discretion of the manager or owner.
Discounted rates may be adjusted if the duration of stay is shortened or interrupted, or if payment terms are not met.
Arrival and Departure:
Check-in time at Bella Ragazza Establishment is between 14:00 and 20:00, unless prior arrangements have been made.
Check-out time is by 10:00 unless prior arrangements have been made. This is to ensure that the room is prepared in time for new arrivals. Late check-outs may be subject to additional charges.
Parking and Access:
At Bella Ragazza Establishment, only one vehicle is allowed per apartment and is parked at your own risk. If you need to bring more than one vehicle per unit, please inquire about the availability of parking.
A keypad code will be provided upon arrival to access the cottage.
Guests are responsible for locking their rooms, closing windows, and returning keys to the key box or to the staff prior to departure.
No visitors will be permitted without permission. An additional visitors fee of R50 per person per day will be charged. In cases where this is not arranged, a R500 fee will be charged to the guest account. We do not accept any responsibility for any loss or damages.
Guests are asked to be considerate of other guests when parking in front of each cottage.
Security & Storage:
Bella Ragazza Establishment takes reasonable steps to ensure the safety and security of guests and their possessions, however, guests retain the final responsibility for their own safety and security. To ensure the safety of your belongings, it is important to always keep the cottages locked.
Contact Hours:
The manager is contactable from 07:00 to 20:00 on weekdays and from 08:00 to
19:00 on weekends and public holidays. Manager is contactable 24 hour for any emergencies.
Personal conduct of guests:
Bella Ragazza Establishment does not tolerate problems related to the abuse of substances such as drugs and alcohol. We respectfully request that the “Booking Principle” take responsibility for the personal conduct of their guests.
We also respectfully request that guests respect the neighbourhood, next-door neighbours, and other guests during their stay.
Plumbing/Electrics, Power/Water & Environment:
Please be considerate when using the plumbing and electrical systems in the cottages. Do not flush or throw any foreign items down any drains as guests will be liable for any costs or damages resulting from this. We use septic tanks on the property and can only use toilet paper.
To conserve energy and water, please turn off lights when leaving a room and ensure that the outside lights for your cottage are turned off in the morning. As we are in a water-scarce area with water restrictions, please use water sparingly.
Dangerous items/substances:
Fireworks, dangerous materials/substances, or weapons are not allowed on the property. Any guest found in possession of such items will be subject to a fine of R1000 charged to their account.
Smoking:
No smoking is permitted in the cottages. Smoking is allowed in common areas but please do not litter.
Loss or Damage to Establishment Property:
As a guest at Bella Ragazza Establishment, you are liable for any loss or damages (excluding wear and tear) to the property of the establishment.
General Incapacity:
The establishment cannot be held liable if any of the following events or conditions prevents us from fulfilling our obligation to guests. We will take all reasonable steps to minimize disruption and discomfort to guests under these conditions:
- Unanticipated interruption to the electricity, water, sewage to, from or on the establishment’s property.
- Industrial action, civil uprising or criminal activity.
- Fire, frost, flooding, subsidence or any other force major event.
- Government & Municipality local servicing, upgrades and actions.
Please note that the establishment will not be held responsible for any losses, damages or expenses incurred as a result of such events or conditions.
Limit to Liability:
The maximum liability of the establishment for any event or condition for which a guest may institute a claim is limited to the value of one day’s accommodation at Bella Ragazza Establishment. Any claims for damages or losses beyond this amount will not be considered by the establishment.
General:
At Bella Ragazza Establishment, the right of admission applies, meaning that the establishment reserves the right to refuse entry or accommodation to any guest. Guests enter and use the premises and facilities at their own risk, and the establishment cannot be held liable for any injuries, deaths, or loss of any kind that may occur while on the property.
Any booking or visit to Bella Ragazza Establishment is subject to standard trading terms and insurance indemnity, which guests will be required to sign upon arrival. This agreement states that guests have read and accepted Bella Ragazza Establishment’s terms and conditions, house rules, and payment policy.
Guests enter the premises entirely at their own risk and acknowledge the risks involved in staying at the establishment and any activities offered or embarked upon while on the premises. This includes acknowledging that the establishment is not responsible for any accidents, injuries, deaths, or loss or damage to property, regardless of whether such injuries, deaths, loss or damage results from the negligence of Bella Ragazza Establishment or from any other cause.
Guests also agree to obey all rules and regulations laid down by Bella Ragazza Establishment and to familiarize themselves with such rules and regulations. They also agree to indemnify the establishment against any claims from any person accompanying them or under their control, including claims in respect of injury, death, loss or damage.
Guests understand that they will be held liable for any loss or damages to the property of the establishment and that they will be required to sign a standard trading agreement indemnity upon arrival to confirm their acceptance of these terms and conditions.
It is also important to note that while the establishment takes reasonable steps to ensure the safety and security of guests and their possessions, guests retain final responsibility for their own safety and security. Guests are also expected to respect the neighborhood, next-door neighbors, and other guests.
